Empire State BLDG. Co. is the landlord entity historically associated with 350 Fifth Avenue, the Empire State Building; an SEC-filed lease exhibit identifies "Empire State Building Company L.L.C." as the original landlord of that address, with the role now held by a successor entity within Empire State Realty Trust's ownership structure. The city's Department of Information Technology and Telecommunications has leased office space there under two agreements totaling $36 million since 2007: an expired 2008 lease badged "Negotiated (real-property/other)" and the current active "Lease - 350 Fifth Avenue" contract worth $8.2 million, badged "Renewal (not re-bid)." All of that $36 million in contract value was awarded without a fresh competitive bid, consistent with a negotiated real-estate lease rather than a competitively bid procurement.
